Developer Incentives T&Cs

1. General Terms

1.1) These incentives, offers and schemes (“Incentives”) are provided by W Redmile & Sons Ltd., trading as Redmile Homes (“the Company”).

1.2) All Incentives are subject to availability, applicable development, plot type, and build stage.

1.3) The Company reserves the right to withdraw, amend or replace any Incentive at any time without prior notice.

1.4) Incentives are available only to purchasers of a new-build home from the Company and are non-transferable, non-exchangeable and cannot be converted into cash.

1.5) Incentives are only provided on legal completion, when the purchaser receives the keys to the property, unless explicitly stated otherwise.

1.6) Incentives must be confirmed in writing in the buyer’s reservation agreement or sale contract to be valid.

2. Blue Light Card Holder Discount

2.1) A verified Blue Light Card holder moving into the property may receive 2% off the purchase price.

2.2) This discount cannot be used alongside any other Incentive that provides a cash-equivalent benefit, including but not limited to:

  • financial contributions towards estate agent or legal fees;
  • gifted deposit contributions;
  • cash-back offers;
  • free or discounted upgrades that effectively provide a monetary gift.

2.3) The Blue Light discount may still be used in conjunction with non-cash Incentives, such as the complimentary Ring Doorbell or gym membership.

2.4) Proof of a valid Blue Light Card must be provided before the exchange of contracts.

2.5) The discount is applied at the Company’s discretion and must be included within the contract of sale to be valid.

3. Free RING Doorbell Offer

3.1) Purchasers may be eligible to receive a complimentary Ring Doorbell device on completion.

3.2) This offer applies to the device only and does not include any subscription plan, cloud recording service, or optional paid features offered by Ring or Amazon.

3.3) Features available without a subscription typically include:

  • real-time video streaming;
  • motion alerts;
  • two-way talk.

3.4) Subscription-only features (not included) may include:

  • video recording, playback and sharing;
  • multi-cam live view;
  • extended storage;
  • daily event summaries;
  • advanced smart alerts.
    (Exact features depend on Ring’s product terms and may change independently of the Company.)

3.5) The device model provided may vary and is subject to product availability at the time of completion.

3.6) No cash alternatives will be offered, and the device cannot be exchanged.

4. Complimentary Gym Membership

4.1) A complimentary gym membership may be offered at participating gyms associated with specific developments, currently including 1-year membership at Killamarsh Active for qualifying Killamarsh plots.

4.2) The membership is valid for a maximum of two (2) persons per household, both of whom must be registered property owners. It cannot be transferred to non-residents or additional family members.

4.3) Membership terms (length, included facilities, and restrictions) are determined by the gym provider, not the Company.

4.4) The offer does not include any additional long-term contract commitments or optional paid upgrades and/or extras provided by the gym.

4.5) The Company is not responsible for changes made by the gym provider, including pricing, schedule, opening hours, or membership structure.

4.6) The membership is provided only upon legal completion when keys are handed over.

4.7) No cash alternatives will be offered.

5. Personalised Incentive Packages

5.1) The Company may offer a Personalised Incentive Package, tailored to the purchaser’s needs. Packages are created on an individual basis and may include (but are not limited to):

  • £2,000 towards estate agent or legal fees;
  • £2,000 towards property extras;
  • free or discounted home upgrades, such as flooring, appliances, kitchen enhancements or internal finishes.

5.2) The availability and composition of a Personalised Incentive Package varies by development, plot, house type and build stage. Options will be discussed with the purchaser during enquiry or reservation.

5.3) Any upgrades, fixtures or fittings included as part of the Package are subject to product availability at the time the order is placed. Product specifications, brands and ranges may change without prior notice.

5.4) Where financial contributions form part of the Package, they will be applied only on legal completion, either by:

  • paying the agreed amount directly to the approved supplier (e.g., estate agent or solicitor), or
  • adjusting the purchaser’s completion statement.
    No advance payments will be made.

5.5) Personalised Incentive Packages cannot be combined with the Blue Light Card Holder Discount if the Package contains any monetary value or cash-equivalent benefit.

5.6) Personalised Incentive Packages are non-transferable, cannot be exchanged, and no cash alternative is available for any element of the Package.

5.7) All Package details must be agreed in writing and included in the reservation form or sale contract to be valid.

5.8) The Company reserves the right to withdraw, modify or replace any Personalised Incentive Package at any time prior to contract exchange.

6. Purchaser Responsibilities

6.1) Purchasers must ensure that any required documentation (e.g., Blue Light Card proof) is supplied promptly.

6.2) Purchasers are responsible for arranging installation, activation, or subscription services relating to Incentives unless otherwise agreed.

7. Liability

7.1) The Company accepts no liability for third-party products or services (such as Ring or gym providers).

7.2) The Company is not responsible for delays or unavailability caused by suppliers, manufacturers or external partners.

8. Governing Law

8.1) These Terms and Conditions are governed by the laws of England and Wales.

8.2) Any disputes arising in connection with these Incentives shall be subject to the exclusive jurisdiction of the courts of England and Wales.
